Concept

What is real estate crowdlending?

Real estate crowdlending is a collective form of investment in which many investors lend money to a real estate developer in order to finance the construction, refurbishment or acquisition of a property. In exchange, the developer repays the capital plus interest within a previously agreed timeframe.

Unlike buying a property on your own, crowdlending lets you participate with small tickets (USD 50 at Ecadrio) and diversify across several projects in different Ecuadorian cities. The property itself is pledged as collateral in favour of the investors.

Crowdlending vs. real estate crowdfunding

With crowdfunding you buy an equity slice of a property; your return depends on appreciation and rental cash flow. With crowdlending you lend money at a fixed rate; your return is the agreed interest and the property is the collateral. In Ecuador, both schemes are regulated by the Organic Law on Entrepreneurship and Innovation and supervised by the Superintendence of Companies, Securities and Insurance (SCVS).

    Review the technical sheet, the independent appraisal, the target interest rate and the payment schedule before committing your capital.

    Invest from USD 50

    Pledge whatever amount you wish to the loan. Once the round closes, funds move to a trust administered by an authorised fiduciary entity.

    Receive your interest

    Collect monthly or quarterly payments according to the schedule. At maturity, you get your principal back plus the agreed interest.

Yes. Crowd financing is covered by the Organic Law on Entrepreneurship and Innovation and supervised by the Superintendence of Companies, Securities and Insurance (SCVS). Ecadrio S.A.S. operates under that framework.
What happens if the developer defaults?+
Every loan is secured by a mortgage or commercial trust over the property. If the developer fails to pay, the collateral is enforced and the proceeds are distributed to investors pro-rata to their contribution.
What is the minimum investment?+
Ecadrio's minimum ticket is USD 50 per project. You can take part in several projects at the same time to diversify your exposure.
How do I get paid?+
Instalments are credited to your Ecadrio wallet according to the project schedule (monthly or quarterly). From there you can reinvest or withdraw to your Ecuadorian bank account.
Are there hidden fees?+
No. Ecadrio charges a transparent management fee on the gross yield, disclosed on every project sheet. We do not charge to open an account or to withdraw funds.
